Executive Summary

1000 building superintendents were trained in a rigorous 40-hour course on building science and green operations and maintenance. The course has now evolved into the SEIU Local 32BJ Green Supers program, which provides training for multifamily and commercial buildings and the opportunity to earn industry-recognized certifications. Lighting retrofits were carried out at three multifamily buildings based on the lessons in the training. Upgrading to higher efficiency lamps and ballasts, adding controls, and improving scheduling all led to cost-effective every savings. SEIU Local 32BJ is the largest property services workers union in the country. Steven Winter Associates provided Measurement & Verification (M&V) to determine the results of the Green Supers program.
